What's Inspected?
Generally, I begin by carefully taking a look at all exterior features of the home. The foundation, decks & porches, driveways, and drainage systems are all inspected.
Next is the interior. I usually work through the building in a logical sequence, one room at a time and one floor at a time. All walls, ceilings, floors, doors, and HVAC vent conditions are noted throughout the home. The stove and bath fixtures are tested along with all accessible electrical outlets. I also check the ceiling fans and report whether smoke detectors are present.
Once the detailed interior and exterior assessments are completed, I perform a thorough evaluation of the plumbing, electrical, heating/cooling, and attic ventilation systems of the house.
The attic, roof and crawlspace are next. (You’re welcome to go into the crawl space with me. Much will be learned about the home in here!)
Finally, I perform any other testing you have ordered. If the results from these tests take longer than 24 hours, I’ll provide them as soon as they become available.
With the inspection complete, I'll e-mail your full report to you as a pdf file within 24 hours. The pdf file can be saved to your hard drive on your PC for future reference or it can be easily printed. I provide digital photos of any areas that need extra clarification and I include them in the report. Every item I inspect on the property is addressed in the report. If you need a printed report on-site, I can also provide that for you. The entire on-site inspection should take no longer than four hours, most are less than three. However, situations vary with each home. If the home is large or is known to be in disrepair, it’s best to allow extra time.
I Encourage You to Participate.

This is a great opportunity to learn about your property and its features. I answer any questions you have during the inspection. You will be surprised at what you learn and being present for the inspection will help you visualize all the items in the report. If you have specific concerns about the property, be sure to mention them to me ahead of time.
There Are No Perfect Homes.
As you prepare for the inspection, be aware that there really are no perfect and problem free homes. Most people are surprised to know that even new homes have some problems.
With that in mind, I’ll take care to help you keep things in perspective. The best features of a home usually outweigh the concerns. The key is your complete understanding of the home. I am here to see that you receive all the information and knowledge you need to make a wise and informed decision.
